Southern Shores

Southern Shores, now an incorporated township, was initially developed in the 1940’s by Frank Stick.  Lower density development prevails with large lot sizes and underground utilities.  The approximate 2600-acre town stretches from the Atlantic Ocean to the Currituck Sound.  Many oceanside areas are well vegetated with old live oaks, yaupon, myrtle bushes and cedars which provide a cooling canopy on summer days.  As well, the Seacrest Village neighborhood has cul-de-sacs on each oceanside street, thus no through traffic!  The west side dune system has very high elevations which offer panoramic ocean views, depending on site selection.  This dune system slopes into maritime forest and then to the Currituck Sound where soundfront and canalfront homes with sound access are available.  Southern Shores is highly sought after for permanent living as well as second home and rental home ownership.

During 2019 Southern Shores had 108 home sales which represented 5.04% of all homes sold according to the Outer Banks Association of Realtors.  The sold volume was just under $60.5 million, or 7.03% of the broad market.  The average sales price in 2019 was $560,169 and the price range of sold residences ran from the low $200,000’s to $1,600,000.

Southern Shores Civic Association

SSCA is a voluntary association for owners that maintains the many amenities in Southern Shores.  Very reasonably priced membership provides property owners 34 ocean accesses, including the Hillcrest Beach access, with parking for 72 cars, and the parking access at Ocean Boulevard and Duck Road.  Additionally, three marina areas, two soundfront wading beaches with picnic areas, Sea Oats Park with basketball and soccer, and two unlit tennis courts provide members with ample opportunities for recreation.  Nearby, the Chicahauk neighborhood in Southern Shores also provides amenities for Chicahauk owners.
