Corolla Real Estate

The Currituck County beaches are the northernmost Outer Banks communities and are comprised of two distinct areas.  Corolla is the last developed area and is quite literally, the end of the road.  Carova extends north of Corolla to the Virginia state line, an area accessible on the beach by four wheel drive vehicle which is also home to a herd of wild Spanish mustangs.

Corolla is a charming resort community with underground utilities and more clustered and architecturally pleasing commercial development in its 20-mile stretch.  Historically significant attractions like The Currituck Heritage Park with The Currituck Beach Lighthouse and the Whalehead Club, a hunt club built in 1922, give residents and visitors a glimpse into the area’s rich heritage.

Corolla Market Data

The Corolla real estate market is one of the most dynamic in our area.  According to the Outer Banks Association of Realtors, in 2019 there were 245 residential sales there which represented 11.44% of the total residential sales market wide.  Interestingly, the volume of those sales was 17.62% of the total volume and the average sales price was $619,206 as compared to $406,239 in the broad market.  Since much of the land mass is narrower in areas like Pine Island, there are more oceanfront homes sales in this market.

Habitat for All

The natural beauty of the area is phenomenal. Protected habitat for plants, wildlife and birds exists in the 5000-acre Pine Island Sanctuary owned by the National Audubon Society.  Resort destination communities with world class amenities such as Corolla Light, The Villages at Ocean Hill, Whalehead Beach, Buck Island, Monteray Shores, The Currituck Club, Ocean Sands, and Pine Island share the bounty.  Most subdivisions in this area are serviced by a centralized wastewater system, county water and very proactive homeowner’s associations, all components of being good land stewardship.
