Duck Real Estate

Duck is a picture perfect seaside town, home to an estimated 400 people and a vacation destination for thousands.  A relatively narrow land mass features maritime forests and seaside dunescapes and some of the highest dune elevations in our area.  With a pedestrian sidewalk in the downtown area it is an easy walk or bike ride to shop or dine.  The charming village atmosphere, quaint shops, and fine dining are second only to the magnificence of the sunrises over the ocean and sunsets over the sound.  Duck has an 11-acre town park and a soundfront boardwalk traversing the length of the downtown area.  The only north/south corridor is NC Highway 12, so most subdivisions run east west without any through streets and neighborhoods therefore have limited traffic.

The real estate market in Duck has experienced incredible growth over time.  Oceanfront lots were $35,000 in the early 1980’s.  Due to a limited supply, the most recent oceanfront lot sale was in 2017 when a beauty in the exclusive Palmer’s Island Subdivision sold at $1,700,000.  More recent sales include improved oceanfront lots, possibly for future reconstruction projects.  In 2019, Duck had 122 residential sales which represented 5.70% of the overall market.  The volume of those sales was $68,902,325, or 8% of the total market.  The average sales price of a home that year was $564,773. 

A Perfect Family Spot

When you want to arrive at your vacation spot and just park your car, the Village of Duck is the spot! A stroll to the beach, an afternoon siesta, a sunset walk on the soundfront boardwalk, then dinner and a lovely moonlit walk back to your home…life is good in Duck! When a chain store tried to build the residents objected and immediately incorporated as a town in 2002 and they now control their own destiny.   Of course, their vision has created a very pleasing result.
