Colington

Actually, this is the tale of two islands, Little Colington Island and Big Colington Island.  If you drive directly west of The Wright Brothers National Memorial you’ll travel a meandering three mile road with two bridges and some very scenic views of Kitty Hawk Bay  Along the way you’ll see much of our local flavor such as fishing boats, crab shedders, crab pots, and a couple of really nice local restaurants.  Tucked away from the Colington Road you will find nice quality, newer residential neighborhoods that offer larger lot sizes and beautiful homes.  Continue to Big Colington Island and you’ll find Colington Harbour, a gated community with sound frontage, deep water canals, and a main channel to the Roanoke Sound for the boating enthusiasts.  Large and small houses share the bounty here, as well as the community amenities.

Colington Market Information

Once again, Colington Harbour offers entry level pricing for Outer Banks homes as well as some impressive larger homes on multiple lots.  During 2019, 152 homes sold in the overall Colington market, representing 7.1% of all of the homes sold locally.  With a sales volume over $43 million, or 5.05% of the total, the demand for waterfront homes at mid-level pricing is evident.  The average price of a Colington home in 2019 was $286,429.

The Colington Community

Most of Colington is part of the unincorporated area of Dare County and outside of the Town of Kill Devil Hills, although mail does go to the Kill Devil Hills zip code.  Given the fact that there are no town taxes to pay, Colington has one of the lowest real estate tax rates on the Outer Banks.  With some of the most affordable homes and the low tax rate, comparatively speaking, the Colington Harbour community is home for approximately 3,500 people, many of whom are primary homeowners.
